Online booking terms
Guest contract: On booking tenant and Berlin Habitat enter into a contract under the conditions detailed in these General Contract Terms.
Reservation confirmation: The tenant receives a written confirmation with a list of all the charges for rent, room service and, if required, deposit.
Down Payment: a pre-payment by tenant of 30% of the full amount is a required part of the reservation. A booking without pre-payment can be cancelled by Berlin Habitat at any time. The percentage variation shall accomplish a round sum cash payment on arrival.
Cancellation Policy: All tenant cancellations must be in written form and sent by fax to +49-30-9203-72307
Cancellation fees are as follows:
o if cancelled at least 28 days before check-in: 20€ processing fees will be charged
o if cancelled at least 21 days before check-in: 20% of the full amount of the agreed upon rent will be charged
o if cancelled at least 14 days before check-in: 50% of the full amount the agreed upon rent will be charged
o if cancelled less than 14 days before check-in: 90% of the full amount of the agreed upon rent
Balance due on arrival: The balance is due on arrival unless the full booking amount has been paid prior to arrival. Berlin Habitat can only accept cash at check-in time. No keys will be given out unless the complete booking fee has been paid. The prepayment will be subtracted from the balance. A surcharge of 10 Euros is charged for credit card and Paypal transactions.
Liability: The tenant is liable for any damage caused by himself/herself or any other person accompanying him/her. The fee for a lost key is 80 Euros and a possible charge for the locksmith if necessary.
Smoking: Smoking is not permitted in any apartment unless otherwise stated. Limited smoking is permitted on balconies.
Pets: Pets are not allowed in the apartments.
Occupants: The apartment may only be used by tenants listed on the contract. Use of the apartment by any other people or sub-letting is prohibited.
House Rules: All tenants are accepting the house rules of the buildings in which the apartment is located. This includes quiet times, garbage removal and smoking.
Security: Tenant is required to lock the main building door. Tenant is required to close the windows and lock the apartment door when the apartment is not occupied.
Check-out: Tenant must vacate apartment by 11AM on “check-out day” unless otherwise has been agreed with Berlin Habitat.
Privacy: Berlin Habitat and its representatives are allowed to enter the apartment to change the bedclothes/ towels, make repairs or in case of emergency. All visits to the apartment by Berlin Habitat and its representatives will be announced.
Eviction: If tenant has repeatedly violated this agreement and ignored warnings Berlin Habitat can evict tenant without notice.
Salvatorian clause: The rest of these terms will still be valid if one or more of these terms should become invalid. The invalid term will be replaced by a similar term.
The place of jurisdiction is Berlin.
